TERMS & CONDITIONS

 

These Terms & Conditions govern the use of the website www.apartments77.si and the accommodation services provided at Apartments Seventy Seven, operated by Seventy Seven d.o.o. By making a reservation, the guest agrees to these Terms & Conditions and agrees to comply with the House Rules published on the website.

2. Reservations

Reservations can be made via the website, email, telephone, or authorized booking platforms.

A reservation becomes binding once confirmed by Seventy Seven d.o.o.

The person making the reservation must be at least 18 years old and is responsible for all guests included in the booking.

 

3. Prices – What Is Included

The accommodation price includes:

  • Rental of selected apartment (per night)
  • Free welcome pack
  • Bedding and towels
  • One complimentary parking permit per apartment
  • Storage and drying area for skis and bicycles
  • Free Wi-Fi
  • VAT

4. Supplements and Additional Charges

The following supplements or additional charges may apply, depending on the reservation:

  • Final cleaning fee, where applicable, as specified in the reservation
  • Local tourist tax (mandatory, subject to applicable exemptions and reductions under Slovenian law):
    – €2.50 per person per night
    – €1.25 per person per night where a 50% reduction applies
    From 1 January 2027:
    – €3.13 per person per night
    – €1.56 per person per night where a 50% reduction applies
  • Pets (on request, maximum 2 per apartment): €12 per pet per night when paid directly to the accommodation. Where the pet fee is collected by a booking platform, the price shown on the platform applies
  • Baby cot (on request): €25 one-time
  • Baby highchair (on request): free of charge
  • Unannounced overnight guests: €40 per person per night, plus the applicable tourist tax

Any applicable supplements and charges are specified in the reservation, communicated to the guest, or charged in accordance with these Terms & Conditions and the House Rules.

 

5. Payment

Payment terms are specified during the booking process or in the reservation confirmation.

Depending on the reservation, payment may be made by payment card, bank transfer, or cash. Available payment methods and payment deadlines will be communicated to the guest.

Seventy Seven d.o.o. reserves the right to request a deposit and, where applicable, to pre-authorize or charge the payment method provided in accordance with the applicable booking and payment conditions.

All prices are in EUR.

 

6. Cancellation Policy (Direct Bookings)

  • 14 or more days before arrival: refund minus €25 administration fee where the refund is made by bank transfer
  • Less than 14 days before arrival: no refund
  • No-show: no refund

Rebooking within 18 months may be offered subject to availability.

Travel insurance is strongly recommended.

For reservations made through third-party booking platforms, the cancellation and payment conditions stated in the reservation and on the relevant booking platform apply.

 

7. Cancellation by Us

If Seventy Seven d.o.o. is unable to provide the booked accommodation due to circumstances beyond its reasonable control, any payments received for accommodation services that cannot be provided will be refunded.

Refunds will be processed within 14 days.

This does not affect any rights the guest may have under applicable law.

 

8. Check-in and Check-out

Apartments Seventy Seven operates without a permanent reception desk.
Guests use a self check-in system. Detailed arrival instructions, access information, and key collection details will be sent prior to arrival.

Guests are responsible for reviewing the arrival and access instructions before arrival and contacting us if anything is unclear.

  • Check-in: from 16:00
  • Check-out: until 11:00
  • Early check-in or late check-out is possible only by prior arrangement, subject to availability, and may incur an additional charge.

9. Parking

One complimentary parking permit per apartment is available.

Guests must provide their vehicle registration number before arrival so that the vehicle can be registered in the electronic parking system (Parking Permit Guest – EasyPark).

Guests may park free of charge at:

  • Parking 452 “Občina”
  • Parking 454 “Dvorana Vitranc”

Electric vehicle (EV) charging stations are available at Parking 454 “Dvorana Vitranc”. Charging fees may apply and are not included in the accommodation or parking permit.

The parking permit does not reserve or guarantee a parking space. Parking is subject to availability.

Seventy Seven d.o.o. is not responsible for theft of or damage to vehicles.

 

10. Guest Responsibilities

Guests must:

  • Respect the property, furnishings, and other guests
  • Comply with the House Rules
  • Comply with applicable Slovenian law
  • Ensure that all persons staying overnight are included in the reservation and properly registered as required by law
  • Declare pets in advance and obtain approval before bringing them to the property

Guests are responsible for the reasonable costs of repairing or replacing property damaged by them, their children, visitors, or pets during their stay.

Lost or unreturned keys will be charged based on the reasonable actual costs incurred, including, where necessary, the replacement of keys, locks, cylinders, safes, or other affected access and security components.

Additional charges may apply in accordance with the House Rules, including for unannounced overnight guests, undeclared pets, excessive mess, or special cleaning.

 

11. Liability

Guests are responsible for taking reasonable care of their personal belongings.

Seventy Seven d.o.o. is not responsible for loss, theft, or damage to personal belongings except where liability cannot be excluded or limited under applicable law.

Nothing in these Terms & Conditions excludes or limits any liability that cannot legally be excluded or limited.

 

12. Privacy and CCTV

Personal data is processed in accordance with our Privacy Policy.

CCTV is in operation in designated communal and access areas of the property for the protection of people and property and the monitoring of entry and exit.

CCTV does not cover the interior of apartments, bathrooms, sanitary facilities, or other private areas.

13. Governing Law and Jurisdiction

These Terms & Conditions are governed by Slovenian law.

Any disputes shall be subject to the jurisdiction of the competent courts, without prejudice to any mandatory consumer protection rights applicable to the guest.
